What is a Modular Home?

3. Lower Cost

As these homes are built in factories, these also produce less cost to the owner. If you are building a standard modular home, it does not cost more than $250 per square feet to build the home. The extra customizations cost not more than 10% to 20% of the initial cost.

Cons –

1. Customization options are less

In such homes, as they are built in factories so the customization with such homes gets limited and the user is not able to do many customizations.

2. The location should not be very far away

The transportation is done from the factory to the final location, so it is necessary that the final location is not too far away from the factory that it becomes difficult to transport such large blocks too faraway locations.

3. Zoning is an issue

Sometimes, while building such a home, it becomes an issue as most of the zones/locations are not friendly with such homes and they prevent the home to be built at their zones and the construction stops completely.

The cost affecting factors for Modular Homes are:

1. Location

If the location is not suitable for this home and the transportation of such homes is difficult, it will cost you more.

2. Size

The size of the home is a major factor as large homes with more spaces will cost you more as compared to the smaller ones.

3. Design

If you are willing to provide a modern look or a design of your own choice, you are going to pay more as it will take more time and labor to build such homes.
